Compensation

  • Apartments: 15% of Total Sales + a Monthly Fee of $100 to $200
  • Villas: 10% to 15% of Total Sales + a Monthly Fee of $150 to $200.”

Airbnb / Booking

  • Create or use an existing property listing on the airbnb platform and Expedia
  • Professionally photograph each unit (Optional $150USD)
  • Manage all pricing, promotions, reservations and guest communications
  • Schedule cleanings based on each reservation
  • Communicate with each guest to the point of arrival on the property
  • Responsible for Check-In & Check-Out
  • Discuss and provide rules for the unit and for the common areas
  • Available to communicate with the guest during their stay
  • Meet the guest the day of their departure at the unit to review the condo for any damages and to receive payment for electricity
  • Collect cash payment + $200 cash deposit if booked through booking.com

Cleaning Procedures

  • Each unit is cleaned within 48 hours of a guests departure
  • Every surface is disinfected and cleaned
  • Each unit is staged based on photos of each unit
  • Each unit is revisited and inspected the day before a guest if more than 4 days have passed since the last cleaning

Report

  • Owner will receive a report at the end of the month consisting of 3 sections. Reservations, Expenses and Commission/Total
  • The reservations portion consists of all the reservations and the electricity collected
  • The expenses will consist of cleaning fee, cleaning products purchased, utilities paid, and miscellaneous purchases for your unit
  • The commission/total portion is added at the end for The Total Balanced owed which is due within 10 days

Extras

  • Each unit is provided with water and a replacement paid by owner
  • Each guest will be given condominium rules 
  • Each cleaning will cost 1200rd pesos (about $ 20 usd)
  • I can pay utilities such as Internet & Electricity and include in the expense report
  • Apartments with penthouses will cost 2500rd pesos for hot tub cleaning per month
  • Make recommendations for each guest for restaurants, places to see, beaches or vehicle rentals
  • Order & install automatic watering system for penthouse gardens
  • Order & install electronic entry keypad for the front door
  • Install a lock on the bedroom closet doors. 1 for owners personal items and another for cleaning supplies
  • Cleaner will advise of any maintenance issues that need to be fixed.
